Ever wondered what the top factors are for people looking to move house? Well, this blog post sums them up for you.

Here at Carman Friend, we love a good statistic or two along with some good old research. To save you time, we’ve trawled through several surveys from various publications and estate agents. Overall, these are what we found to be the five most important factors that house hunters look for in a property:

Of course, everyone’s preferences are different. Some people can’t live without a bath and others need at least two parking spaces. But there seems to be a general collection of factors that house hunters seek out the most. So here’s what we found out, and what you might want to consider when selling your home or looking for one in the future…

5. Transport links

Now, we can’t say we’re surprised that this made the top 5 factors. In fact, we can’t believe it’s not higher up! With people travelling more than ever, it’s so important to have good access to rail, motorways and buses. It’s not just commuters that rely on public transport – families and young professionals need good transport links to visit friends and relatives or take trips away. Basically, it’s a no-brainer. If your property is nearby to great rail or motorways, you can use this as a fantastic selling point.

4. Parking space or garage

Although public transport is massively important to families all over the country, personal vehicles aren’t going anywhere either. Having a parking space, drive or garage was highly important to a lot of house hunters surveyed. And we can see why! Last year, 37.7 million vehicles were licensed for road use in Great Britain. That’s about half of the population who own a car!

3. Size of property

Whilst our downsizing blog post was pretty popular, it’s safe to say that property size is key for a lot of people in this country. House hunters want a good sized home; in particular, they’re looking for more space to spread out and bring up their families. This may be good news for people selling their older homes! As newly built houses are short on space, house-hunting families may be more inclined to shop second-hand. When preparing for viewings, make sure to de-clutter and rearrange your home to maximise its potential space!

2. Garden or nearby green space

Turns out, people in this country hold green space as a top priority. It’s not surprising, we’re pretty lucky with the amount of countryside in Cheshire, North Wales and beyond. Understandably, both families and single homeowners appreciate the luxury of being able to enjoy the sun from your own back garden. And if this isn’t an option (for example, when living in a city), having a large green space nearby is definitely a great selling point.

1. Location (proximity to work and amenities)

Essentially, people just like to be close to things. Whether it’s a local shop or a cafe or an entire town full of shops and activities, house hunters are looking for ways to keep busy. Commuting is also becoming less popular as proximity to work came out top in a lot of the surveys we looked at. We can’t blame anyone! So, if your property is nearby to a city or large town or has plenty of amenities, you might be in luck with house-hunting, working families.
