Selecting an estate agent

When Choosing an estate agent consider their opening hours, when they will be available to conduct viewings and what kind of marketing your property will receive. These are critical to obtaining the maximum exposure and price for your property.

Instructing a solicitor

The successful sale of your property can be reliant on the instruction of an efficient and locally experienced solicitor. It is a good idea to do some research and make a decision before you put your property on the market as this will help to avoid delays.

Presenting your property

First impressions count, making the presentation of your property is critical to a successful sale. Consider addressing any DIY jobs you have been meaning to get done, add a fresh coat of paint where necessary and try to declutter to make rooms appear larger.

We are trained to take photographs that best capture your property, we can create video tours, produce floorplans and write comprehensive and unique property descriptions, all in just one visit!

Marketing your property

These marketing tools are only as important as the agent sat behind the scenes, 7 days a week and into the evenings. Equally important, you can’t beat getting to know your buyers, which allows us to generate the enquiries that in most cases lead to the 1st viewing.

Accompanied viewings

Our longer opening hours are essential to maximise viewing opportunities for your property – in fact 60% of our viewings are carried out after 5pm and at weekends. We are open 7 days a week and late into the evenings. Being flexible is what we do best!

Receiving an offer

Once we have that all-important offer, our years of experience in negotiation then go to good use! It is our job to get you the best possible price and a timescale to suit you. Our job is to act in your best interests at all times!

Offer agreed

Once you have accepted an offer, your solicitor will send out a draft contract to the buyer’s solicitor who will then carry out enquiries and searches. In the meantime, your buyer will arrange a survey on your property. Either Gareth, Sami or Chrissy will be there throughout the entire process, keeping you informed every step of the way.

Exchange of contracts

Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be telegraphically transferred or paid in the form of a banker’s draft by the buyer’s solicitor to your solicitor. The completion date is then set by mutual agreement.

Completion

Moving day! Completion is when the residual monies (usually 90%) are transferred from the buyer’s solicitor to your solicitor’s account. Your solicitor will call you when the money has cleared in your account and will inform us to release the keys. Congratulations, your property is now sold!
